The Real Story in the Data

The market is climbing. There's still no premium product to climb into.

Closed twin home sales topped out at $480,000 in the last twenty-four months. But pending sales reach $595,000 — a buyer is paying $115,000 above the closed ceiling right now (354 Eagle Summit). That tells you demand for nicer twin homes is real and rising. What it doesn't tell you: a 2006 Eaglewood home with a 2-car garage is still the best $595K buyers can find. Harvest Heights answers the question they're already asking.

What's missing in this market

  • No 3-car garage product
    Every closed comp is 2-stall. Buyers wanting RVs, boats, workshops, or just a third bay have no twin home option.
  • No finished basement product
    Largest comp is 2,824 sqft, single-level, no basement. Harvest Heights' main + finished basement (3,000–3,500 sqft) is unmatched.
  • No primary-on-main offering at this size
    Move-up and move-down buyers want main-floor primary suites. Current twin home product doesn't deliver this in a 3,000+ sqft layout.
  • No premium architecture
    Comps are commodity siding + basic stone. Modern transitional, vaulted great rooms, floor-to-ceiling glass, real stone — none of it exists yet at this typology in this market.
  • No branded twin home development
    Old Farm Estates and Summerfield are subdivisions. Harvest Heights becomes a brand — its own site, its own developer portal, its own marketing engine. That changes how buyers value the product.
